Haverford/havertown cancer rate concerns.

My fiance and I are looking at homes in Havertown near Eagle road and her friend had mentioned there are a high number of cancer rates in that general area. I have searched the web looking for anything about this but haven't found anything yet. Can anyone who is familiar with haverford/havertown provide any insight?

HI Brendan, good luck with your new home. Thanks for the tip about the dining room. Years back we had combined the living/kitchen/dining area into one large room, because the way it was set up before, it was too compartmentalized and small, something like 7x8 and doubled as a passthru from the kitchen to the living room. The original owner had custom designed the dining room to be suitable for between 2 to 4 people, and even then, it was a tight fit. But it's a good point - while I won't be trying to put the dining room back in, perhaps I can play up the large granite island - it's 7 feet long and where I currently entertain.

Unfortunately my fiance and I dont make enough to get pre-approved for that price range. We topped out at 225,000. The houses I looked through in the price range were mostly wrecks. If your house is in showing condition you should be able to move it fast because by the time I wanted to see a nice house they were under contract or had an offer already. From what I experienced is that if your priced right, for todays market you will move it. I have seen a lot of homes in the 290,000 range drop their prices after a month. I have recently just gone under contract myself because I found the only house that was clean, fresh everything and priced better than the wrecks.

The one thing I didnt in your description read is a dining room. That's important for first time buyers, they plan on entertaining.

Hi Brendan, I have lived in Havertown since 1985. There is a superfund site that was cleaned up in the 1980's/early 1990's. To the best of my knowledge, the cancer rates are about the same here as anywhere else.

I live on Eagle Road (not near the Superfund site) actually between the old Oakmont elementary school and St. Denis, and prepping my house for sale. What are buyers looking for these days in this area? My house is a single home, brick, with two bedrooms on the first floor, a combined living room/kitchen area with newer Cherry cabinetry, granite countertops and a gas fireplace, and 1.5 baths on the first floor. The second floor has two rooms, separately-zoned heat from first floor, and extra storage under the eaves. The basement is a full basement divided into two rooms, one room is finished, the other room is partially finished and has the HVAC and laundry areas. The basement has a separate entrance into an enclosed breezeway that connects it to the two car garages with automatic garage door openers and more storage in a loft. There's an expanded patio too. Next week I am putting in an Energy-star rated new central air conditioning unit for the first floor.

since you have been looking at homes in Havertown, I was wondering how my house might sound as a starter home compared to other homes you've been seeing, from a buyer's perspective? I'm hoping to list my house at $250k because I'd like to be able to move fairly quickly, although the house was appraised last week at over $260k.

Brendan. I just found another EPA link http://www.epa.gov/reg3hwmd/super/sites/PAD002338010/index.htm which confirmas that cleanup was completed in 1999. You could call the township environmental officer also. Ros

FIRST ANSWER

In the 1980s Haverford had a superfund site but I believe that it has now been remediated see http://www.scorecard.org/env-releases/land/site.tcl?epa_id=P… for more information. It seems that water contamination was the main problem but the water supply inthis area is mains and there are few wells if any.

Havertown is a much sought after neighborhood with great transport and amenities.
