The neighborhoods in 94134 and 94124 have been the areas with the most distressed sales. The median price is back to 2004 levels.
This is to be expected because it is one of the entry level areas and the situation we are in stems from entry homebuyers reaching beyond thier means because of a very reasonabel expectation of continued easy lending practices and upward appreciation.
Banks were buying homes without the home buyer having any skin in the game. Makes it easy to walk away from doesn't it?

Unfortunately your zip code and also 94124 have been hit the hardest. The Bayview has suffered worse than the combined Bayview, Portola, Excelsior District 10. I will be sending out some numbers to subscribers of my Newsletter that address this. I received them from Carol Rodoni, who recently came to speak at our company. She breaks the numbers down by prices and average dollars per square foot from 2007 to the end of 2008 and beginning of 2009. If you would like a copy, please contact me.

FIRST ANSWER

District 10 has definitely been the hardest hit area of S.F. Southern S.F. has our entry level (IE: more “affordable”) properties which is the segment of the market that has seen the highest number of short sales & foreclosures.

District 10 has a very high number of REO’s & foreclosures which means that right now there is also good value for those buyers who have 20% down & solid credit.

There is a much smaller scattering of REO’s in other parts of the city such as Bernal Heights, Hayes Valley, & Potrero Hill.

I’m happy to provide data that shows market trends for the area if interested.
