Has anyone been looking in Rossmoor lately?

I'm surprised to hear anyone say that prices haven't dropped as much in Rossmoor as elsewhere. Unfortunately, they have fallen a huge amount and really haven't started to rebound in most cases. I have spent about 7 hours showing properties in Rossmoor in the last two days and am working with 4 very active buyers. This has been very tough on the sellers, but it's an incredible time for buyers. With such low prices and low interest rates, we have seen a very high level of activity. Once the prices and rates start to go up again, the increased monthly payment can put a lot of homes out of reach. You can always look and test the waters for yourself. Then you are ready to make an informed decision for yourself.

Just to give you real numbers, I was the listing agent on a large unit (Piedmont model) that sold in the Spring of 2008 for $340,000. I just closed on an identical model, in similar condition for $230,000.
I'd be happy to help you either sell your present home (in El Cerrito?) or find you the unit you want in Rossmoor, or both.

Hi Sally,

My Prudential office is across the street from Rossmoor. Our main Focus is serving that community. There has been a lot of action in Rossmoor. Prices are down the lowest priced unit is 55K! Rossmoor is unique to the other active adult communities in the area. The climate, location and list of services are superior to the others.

Rossmoor has been a high demand area with all the amenities the community has to offer. There are single stories, condo's and coop's available there with a wide assortment in prices. I am not sure what type of property you are looking for there.

Hi Sally, because Rossmore is unique, in that it is a "retirement" community, It seems to be handling the downturn better than most areas. It is still at it's lowest point in years, but havn't seen the type of drop off that other surrounding cities have. Good sign for the Senior Citezens!!! Best of Luck! The Coach
