Has a professional Home Inspector checked out the property? Is there mold or a rodent infestation?

Hi Joe,

Generally a home inspection is performed once an offer has been accepted and a contract has been executed. In the contract, you can give yourself a window of time to perform various inspections. Then, if the inspections discover unsatisfactory issues, you can challenge them. If the Seller refuses to cure those items, you may be able to walk away from the deal and receieve your earnest money back.

There is a lot to consider when drafting an offer, but you do have ways to protect yourself.

They might, but it can depend on who paid for it. If the Seller paid, then they may provide it along with the property disclosure. If the Buyer paid, then the Seller may not have a copy. In these cases, the Buyer can opt to sell the inspection report for a fraction of the original amount paid for the inspection. It's all up to a previous Buyer if one in fact existed.

Thanks Leigh-Jo, I am assuming that no one has performed a home inspection for an interested buyer. If a home inspection has been done would the listing agent have a copy of the report?

What property? It is possible inspections have been done, but you will need to contact the listing agent to ask that question directly. If there has been an inspection, demand to see the report.
