Had a shortsale about three years ago and I was told I could try to to apply for a loan now is this correct ? last I check my fico score was 680

Lately, one can get FHA loans after 18 to 24 months after a short sale.

This is provided you have been current on all other payments.
If you have been late on other payments such as CC or car etc.
Then it will likely be tough.

As a general rule, three years is more than enough time after a short sale to qualify for a new loan. And your credit score seems fine.

Yes, you have passed the magic time period!! There may still be some hurdles to overcome, as lenders will want to understand why you did the short sale, etc.. So, don't be surprised when the issue comes up, but it should not prevent you from getting approved.

You can certainly give it a shot. I have several lenders that my clients have used in the past that will do a great job for you. I can send you over a list if you would like. In the event you cannot get traditional financing, you can consider purchasing a home where the seller will carry the note for you.
