HI, my name is DANNY, I lived in SEATTLE, and thinking about moving to LAS VEGAS. do u think Ican find a house around 200,000 around the strip?

Absolutely! The first step is getting your financing lined up. Are you preapproved? Will this be a cash deal?

-If this is going to be a cash deal: we will need proof of funds to submit with the offer if we find a home you like. We will want this in hand when looking at homes. If we do not have this and we find a home you like we will not be able to submit an offer until we have the proof of funds in which time we may lose the deal and be back to square one.

-If this deal will require financing: we will need to get a preapproval letter before looking at properties. This way if we find a deal we can write up an offer and submit it right away. If we don't have you preapproved and we have to wait a day or 2 to get you preapproved we may lose the deal and be back to square one. Feel free to use your own lender or we can provide you with the contact information for lenders we work with all the time. We recommend you shop around and see who you feel the most comfortable with and who can offer you the best deal on your loan.

How's your credit? Will you have a job when you come to Las Vegas? Do you have a cash down payment and can prove it. Why not get prequalified first.

Sure,I mostly work with investors from out of town that purchase homes in this price range quite often. On the East & West for about 2 -5 miles on either side of the strip you'll find older homes of differerent sizes if you want some of the smaller ones they will be in your price range. To the North of the strip, beyond downtown, is not the greatest area to consider until you get into North Las Vegas which offers newer homes and and more affordable price range and is actually considered to be one of the fastest growing cities in the United States. if you're looking for downtown living such as condos Rises and high rises the strip rather it be downtown district or strip you can find studio and one bedroom condos in your price range.south of the strip and on the strip you'll find mid and high rises smaller units will be in your price range in the mid rise buildings however I would suggest to come to town and possibly do a month to month rental for about six months to decide on which side of the strip you would like to live good luck.

This is very doable. I would love to help you. Just recently I was able to beat out a CASH offer with a FHA offer! We got a 1 story 4 bedroom with pool $156,000. Less than 1 Mile From Summerlin!

Yes Danny. Even though we have seen a good amount of property appreciation over the past year you can still find homes with nice finishes and decent square footage near the strip for that price. It really just depends what you want. Stick to Southern Highlands or Silverado Ranch areas if you want the "closest" proximity but still good neighborhoods. Or, you can venture out a bit more (about an extra 5-10 minutes) to Mountain's Edge, Rhodes Ranch, or Anthem. If you need help doing your search I would be glad to assist you.
