Shop around for a mortgage broker that can explore your financing status and give you a pre approval letter for an amount that you can easily afford. Mortgage brokers have access to many banks, private lenders and different programs.
After you know the amount that you qualify for it will be a great time to ask relatives, co-workers, friends and even at your local bank to recommend a real estate agent that they trust. Interview several before you choose one.

You are doing all the right steps to get a mortgage. Try to pay down as much as you can on loans and credit cards, savings is always a huge one as you should have any where from 10%- 20% down payment. Then start check with many different mortgage companies and where you bank, check online as well and use larger banks you know. Find out the rates, fees, penalties they charge and go from there...
