Good affordable neighborhoods for yuppies?

I am moving to Athens in July to begin a Ph.D program at UGA. My boyfriend is already there renting in Lantern Walk and working as the Executive Director of a non-profit in Bogart. We would like to take advantage of the incentives for first time homebuyers and are just beginning to explore homes for sale in Athens. We are both from out of state and don't know anything about the neighborhoods here. We have been confused about what appears to be abandoned building sites (Putter's and Lantern Walk) where the prices are good but development has ceased. We are only interested in buying in areas where home value is likely to increase in 5 years. We are looking for a 3 bedroom, fairly new, move in ready, single family home with some outdoor living space in the $150 - $200,000 range that will be out of the college party zone and is safe and yuppie friendly. Any suggestions would be wonderful. Thank you!

Hello Carol. Here's an early welcome to Athens! I've lived here now for four years and absolutely love it. There is much to do, culture, UGA keeps us all young, tons of music and it is simply a gorgeous place to live. So to your question. Your price range is fine for what you are looking for. The Athens housing market has not lost as much ground as much of the country so what we have lost will be gained back once again. With just a quick search of our MLS with your search criteria, and adding a few extras like under 10 years old, there were about 150 properties that came up. So we need to narrow it down just to begin to look. The first way yo narrow is to try to focus on a specific area. Since your boyfriend works in Bogart, I suggest we start there, keeping our search to West side of Clarke County, Watkinsville in Oconee County (will have very good resale value) and even parts of Barrow and Jackson counties. I actually live in Bogart. Within a 5 mile radius of downtown Bogart, there are over 63 homes that fit your criteria. Please let me know if you would like me to email you potential properties. Dear Carol,
Yes, some of the newer neighborhoods have run into financial problems before being completed. Perhaps within the next 5 years they will be built out, but we don't know that.
There are some nice newer neighborhoods that might interest you. Some on the west side of Athens (on the Bogart) and near downtown include Bridge Water, Lavender Glen, Nature Walk, Brookfield, Brooklyn Village, New Town, Huntington Shoals, Escoe Estates, Sterling Woods and some new homes near Boulevard. You can search the Athens MLS from our website if you'd like
