sense): 1) Buying a lot and building a new home, 2) Purchasing new home construction, 3) Buying a fixer-upper and remodeling ourselves, 4) Buying an existing home (10 years old) that needs no renovations (kitchen, bath, etc.)?
We plan on staying in this home for at least 3-5 years, and maybe longer if it is the right property;
We are looking for a property that we will be able to resell;
We are picky about interior and exterior;
We have no problem doing our own remodeling (except plumbing and HVAC);
We have flexibility and can live anywhere in northern New Castle County, DE (we are not looking in PA or MD);
We are in a great position to buy, so we have lots of options, too many options if you ask me. Any help is appreciated.

Mark- I think it really depends on where you would like to live...atmosphere-wise
In a brand new development?
Older established neighborhood?
In a secluded area, off the beaten path?

Are school districts an issue?
Proximity to shopping, highways, airport?

This is a great question. In buying a home with the thoughts of reselling you must consider the resale opportunity at the time of the purchase. Many things can change over time to a house but the one thing that cannot change (unless you have a mobile home) is location. If it were me in your shoes, I would think of purchasing the least expensive home in the most expensive neighborhood that you can afford. Then fix the home to suit your needs and enjoy the home for the next several years. When you look to invest in your next home, you will have acquired sweat equity that will now translate into real money towards your new house purchase. Opportunities abound right now. Talk with your Realtor about visiting homes that are currently in disrepair in nicer neighborhoods. If you do not currently work with a Realtor, get one.
