Getting Access to Foreclosure Listings? Is it worth subcribing to an online service or will agents have access?

Do most agents in the Camp Verde area have access to all foreclosure & REO/Bank owned listings or do we need to subscribe to an online Foreclosure listing service? We are well-qualified but on a modest budget and are looking for a creekside property with some elbow room, no CC&Rs or HOA for our permanent home, and have been thinking that our best bet might be a foreclosure. Any input much appreciated

Agents will have the list. Also unless you are paying cash this list will do you no good. Get with a good buyer's Agent in that area.
You will find more than just homes that are foreclosed you will find homes that you like and can afford. I am surprised that buyer's still think the best and only deal is that from a bank. This is not always true..

Browse the Gov. and Bank sites created for the Public to view Properties available (Listed) and explain the financing options, various Purchase options and for some the Bidding process it's Free and they are constantly updated...Sites like..

Hi Vz,

"NO!" is the answer to your question.
I'm not local to your area, but I'd be very surprised if local agents wouldn't have access to foreclosure listings. However, regardless of where you are, you need a Realtor before you need a list of foreclosures. You have so many decisions to make before you just go looking for a foreclosure, and a Realtor can help you with all of those decisions. Let me just give you a few questions that you might want the answers to before you start looking at homes.
1) What mortgage payment are you comfortable with? (before you can answer that you need to get your financing in order. No point in searching for homes out of your budget.)
2) Is this to live in or rent out?
3) Are schools important to you?
4) Are proximity to public transit or highways important?
5) What's the longest acceptable commute to your work?
6) One story or two?
7) Short Sale OK? (takes a long time) or just already bank-owned? Or neither?
8) Fixer-upper OK? How much fixing? Foundation work? Just paint & carpet?

and so many more...and a Realtor can guide you through all the questions, and then show you the very few homes that best meet your needs.

How much does all this cost? NOTHING! The seller pays both seller's and buyer's agents.

Now click on Trulia's "Find a Pro" tab above and find a Realtor (remember only about half of all agents are Realtors - meaning they subscribe to the code of ethics of the National Association of Realtors. Why would you risk dealing with anyone who doesn't?

In Hawaii, our MLS allows us to search for just REO's or Short Sales or any other category of property so I suspect that is available to your agents as well. Contact your Realtor and ask. Many MLS systems allow you to be put on a "prospects" list that sends you updates when ever a new listing is posted that fits your criteria.

You do not have to subscribe to any lists online. Many times they are out dated and you end up falling in love with a home that no longer exists. Your agent should have access to the REOs in your area. You will need to be ready to move when you find what you are looking for because REOs are moving fast.
