I was out touring Sebastopol, Occidental and Forestville when you posted your question. Saw one REO in the mid 500's on acreage which definitely needed cosmetics and possibly more--an awkward 70's house but in a lovely setting. Saw a new listing with great bones on several acres in a gorgeous Occidental location, low 700's. Would take updates beautifully and be a very interesting getaway or vacation rental. Really liked that one and saw lots of possibilities. Another fixer cute vintage farmhouse on a couple of acres off a quiet lane in Sebastopol with funky outbuildings. This was just today's tour. I have done several projects myself so I have a pretty good eye for potential in properties and I work with a lot of country property buyers in west Sonoma County and up to Healdsburg, etc. Generally, a well-priced property with good bones is snatched up pretty quickly here. The rental market is pretty strong still and country properties are desirable, but do require more maintainence. There are a few in-town fixers in Sebastopol that come to mind from really abject ones to more cosmetic ones. Just depends what you are looking for and your price range.
