By the way , you should ALWAYS be able to talk with your Realtor with questions....and your Realtor should explain every aspect of the contract that is confusing to you.

I am not licensed in Delaware, but in PA where I am licensed., if the term was 90 and could be cancelled in writing with 0 days written notice, then you should be able to cancel at anytime before the expiration of the 90 day contract as long as you give that notice in writing. Sounds to me like the term of 90 days was just to cover you up to settlement on the property, and if you didnt get the property, you could cancel the contract with 0 days written notice. I do not see why you should not be able to cancel.
If you are saying that you put in an offer to purchase and that offer is rejected/ terminated by the seller, your buyer agency contract with your rep. would still be in effect unless if you terminate that relationship in writing with him/her. Hope that helps.
Will the agent agree for it if I give him in writing. The agent did not explain this to us. 90 and 0 were selected by the agent without explaining. I had categorically asked thim o send all the forms for my understandings? He did not.
Hi there. Is the DE in your question related to Delaware? I'm not sure what that's referring to.
With respect to the term of the agreement, it sounds like it lasts 90 days...that would most likely be 90 days from the date that both you and you Realtor signed the agreement. With that said, Section B seems to indicate that EITHER you or your Realtor may terminate the agreement at ANY time (that is, with 0 days notice) so long as the termination notice is in writing (note: look elsewhere in the agreement for the proper method of "notice" to your Realtor....typically it will give you an address to send your termination letter...as well as a method of sending it (e.g., certified, regular mail, etc.). Short of termination by either you or your Realtor, this agreement would remain in effect throughout that 90-day period.
Now, on to your final issue: I believe the situation you're describing is where your Realtor wrote an offer for you and submitted it to a seller but that offer was not accepted by the seller. (If I'm incorrect on this scenario, just let me know....)
In that instance, it appears that you still are able to terminate your agreement with the Realtor upon WRITTEN notice (as required under the terms of the agreement..that is, certified mail or whatever is stated in the agreement).
