Tough question. There are many factors that can go into the formula including, how good a deal you get on the buy side, size of the property, location which drives rental demand, management fees, associated rental costs and regime fees, taxes, insurance, etc. Both Wild Dunes and Kiawah are popular well know and well run resorts/communities. It's a great time to buy investment property since prices are so depressed, however rentals are also taking a hit. I'd suggest that if you are serious about pursuing investment property, you work with a local agent that can get you all of the details you need to complete your comparison which includes providing you revenue and expense projections for each of the comparison properties.
