I subscribed to Pre- and Foreclosure property listings in my area. Found a Lis Pendens property that I like. What is the nest step for me to try to buy this house? Do I contact the owner? Do I contact the lending bank? Anyone with experience in Lis Pendens properties - please respond. Thanks in advance!

Hi ,
As the other answer said , it is entirely possible that the homeowner has taken steps to move forward with this property . If you contact me either by e-mail or phone , I can help you research whether this property
has been put up for sale .

That great you found a property that has a notice that a legal action was filed. The next step is to very carefully go up to their front door and knock on it. They are already getting phone calls and tons of mail so that is not the way to go.
Tell them that you are arware that a notice of legal action on the property has been filed and you would like to purchase it from them.
Be nice, be careful, be ready to run!
They may have already taken care of the problem. If the proiperty was filed for forclosure they may be working out a loan modification. In my area I am seeing the lenders going forward with the forclosure action and getting a stay on the enforcement of judgement (auction) while they are doing a loan mod.
