For a loan of $727,000, the escrow company quoted escrow fee=$1600, owner title ins=$2220, lender title ins=$762. Are these reasonable in San Ramon?

If your home was purchased for approximately $908,000:

The title insurance (ALTA Homeowners) would have been in the range of $2,218-2,2,26
The lenders insurance (ALTA Lenders) would have been in the range of $942
The escrow fee would have been in the range of $1,055 or higher depending on the company.

Bottom line - title fees are in the correct range, escrow fee might be a bit high. However, they may have lumped other fees into the escrow fee such as wiring, courier, etc.

Title insurance is regulated here in California. Here is the link to the the consumer guide to title insurance:

For the most part title and escrow fees are all pretty much in the same range if you are using a well know company.

If you want to check on the fees for title, Go to ORTC (old republice title company) web page. They provide a section on estimated title/escrow fees.
