i have a mortgage broker that should not have a problem. you can get a FHA for 3.5% down. The question will be more what is on your credit.
A great company to call is :

You can apply for an FHA loan, but considering the challenges you are facing, perhaps you would be better off to rent or rent with an option to purchase if you find a home that you would like to buy anyway. Some of the rent could be applied to the purchase price if the lease is structured that way. You will probably need a real estate attorney to write a lease if there are special provisions. Ask your Realtor. I am assuming that like most people who are transferring to a new area, you will use the services of an informed Realtor who can guide your choices to avoid problems you may not know about because you are new. A Realtor will tell you about future plans for a shopping center or road planned for the area, for example, and so forth and so forth -- well worth taking advantage of the local expertise especially when the service if free to you.

We suggest that you choose a CRS agent because of the additional education and experience required to qualify for that prestigious designation. Search for a CRS agent at CRS.com. Good luck. Have fun in your new location. It is a delightful area. We have family near there.

depends on:
if you've had derogative or slow pay in the last 12 mos,
employment stability and
your current debt ratio
I'd call a local mortgage company to discuss further....
good luck!
