Yes, zero down with a minimum 620 fico score for USDA Rural with no mortgage insurance but it is for out of city limits houses? If you are a Veteran you may also qualify for Zero Down VA no no. If you have a minimum 580 fico score, you may qualify for CHF Access half percent down payment program which can also contribute towards your closing costs as well. Your down payment would only be $500 down on 100k and $1,000 down on 200k and the payments would be $732PITI on 100k and $1,464PITI @200k.

I specialize in Under 640 Fico Score Loans and offer credit repair to raise fico scores to qualify. I only need to ask a few dozen questions to pre-qualify you. Here are homes available in Los Angeles under 200k. Of course there was nothing in Brentwood under $500k. Let me know if you are considering any particular other city's. Give me a call. Here is a flyer and needs list to qualify.

I’d recommend you start by locating a good Realtor – most Realtors have a preferred loan agent they work with, and that lender can answer your questions and let you know what options are available for your specific situation. Then, based on the lender’s parameters, your Realtor can show what is actually available in your price range.
