First Time Home Buyer, Should I get an Agent
I'm a first time home buyer looking for a home in the New York Metro area. Is it a good idea to get a real estate professional to help me with my house search and what are some of the benefits? What kind of fees can I expect to incur for professional help?

As a first time home buyer, I would very much recommend you hire a good buyers agent. Talk to people you know in the areas you are looking, and ask for referrals. Absolutely. If you work with one agent you will not be duplicating your hard work. An agent will be able to show you homes within your financial comfort level, and quite often will know homes that are going to be on the market long before they are actually in the local mls. Working with an agent will insure you of saving time, money, and will make your ordeal as stressfree as possible. Each agent/brokerage firm works differently - there are some agent that charge for buyer services and others do not. You will need to check with the brokerage you decide on working with. I have seen many first-timers "go it alone," because someone told them "..you don't need an agent.." They learned the hard way that they, indeed, do. I see this many times with new home builder's sales people.

As a first time home buyer, the answer is a resounding YES. You should not expect to pay any fees for representation, except if you choose to buy a for sale by owner and even then, most reasonable For Sale By Owner's will pay for your agent to "help" you. The benefits of hiring an agent is not looking for the homes, you can do that online (although the agent has easier access to the MLS), the real benefit is having a professional negotiate for you and navigate the pitfalls. This is going to be one of the most significant purchases of your life...by all means make sure you get a buyer's agent who will be your advocate, who will do a lot of research for you, give you the tools that you'll need to understand the escrow process, negotiate for you, etc. Ask for a Home Buyer Guide that most escrow companies provide --- this will serve like a Homebuying 101 primer for you. Yes you should most definitely work with an agent. The home buying process is complicated and a good agent will be a tremendous asset, assisting you with your search, negotiating the best price and terms, and guiding you through the entire process to close. All this and it costs you nothing since the seller traditionally pays the brokerage commissions. Good luck to you!

Hi Saad, yes by all means you should get an agent. Buying your first house can be a real roller coaster ride. You need to find an experienced agent to help you and protect you from potential pit falls. Usually the agent is actually paid through the commission pre arranged with the seller. I would contact Real Estate agents in your area and just ask them if there are any fees.
