I bought (and sold) a home in Minnesota and moved to Delaware. I live in a rental apartment now - does this still make me eligible for first time buyer programs (assuming everything else--credit score, down payment, salary yada yada-- is fine). Let me know.
Hi Nat, Welcome to Delaware! It depends on how long ago you sold your home in MN. Guidelines are if you have not owned a home in the last 3 years, you could qualify as a 1st time buyer. At least for many of the programs available. Not, however for the 1/2 % foregiveness on transfer tax. Good luck and if I can be of help, let me know.

If you haven't owned a home in the past 3 years you wualify as a "first time buyer."

Both answers before me give a combined answer for your question.
A. Some loan programs do allow you to become a first time home owner after a period of time - usually 3 years from date of settlement.
B. There are also benefits in Delaware which currently allow a discount of the state portion(in some areas) of transfer taxes on a purchase to first time homeowners. This is not a renewable privilege and once you have been listed on a deed, you are not eligible to take advantage.
C. Most importantly though, as was previously stated, speak with a loan officer to walk you through the bells and whistles of programs that they offer. For first time buyers, I recommend speaking with a broker who can get programs from multiple vendors - giving the best choice of programs that are right for you.

Hi Nat!, If you have not owned a home in the last 3 years you would qualify as a 1x buyer. There are some programs available with some lenders that as long as you do not own a home at the time you go to closing, you would qualify for special financing (almost like a 1st x buyer). Most 1st time home buyer programs require that a buyer hasn't owned a home in at least 3 years. You didn't say how long ago you sold your home?

if you already own a house then no, you are not a first time home buyer. your best bet is to check with a local and trusted mortgage broker and ask them what is available, stay away from the internet lenders.... there may be a program through Delaware Housing program.
