Looking at purchasing a home within a 2 month time frame.

we both(myself and hubby) have solid employment, pay stubs, W'2 etc....

We don't want to go thru the FHA because of that stupid law that passed beginning June 3rd!!!! paying LMI for the life of the loan...yeh NO THANKS!!!!

we don't qualify for VA cause none of us were in the military.

We want to go thru USDA BUT we are $2300 OVER the income limit!!!!!!

The homes we are looking to buy are in 78253 Alamo ranch parkway area which is in the RD area for San Antonio.

We have genuine savings and can put down at least $5000.

Dual income annually comes to $67,000
I only have 640 FICO score and hubby is currently working on his at the moment...

We can't go conventional because we don;t have 10-20% down payment.

no cash gifts!!! all savings comes from us saving as hard as we can.

We really want the USDA though.....

advice please???

Hi. USDA is an excellent choice for the purchase of your home. It appears you are not over the income limit. The income limit for USDA Guaranteed Financing is $74,750 for a family of 1-4 persons. The limit is higher than that for a family of 5-8 persons or more. I would be happy to help. I will call you in the morning to discuss your situation and help you with a solution.
