Does anyone have any feedback on the following subdivisions for a family of 4 (two kids under the age of five). We are looking in the $450,000-$550,000 range? We'd like a finished basement, flat lot, swim/tennis community, and family friendly environment. We will probably start seriously looking in 2-3 months.
River Glen in North Fulton
Horseshoe Bend in North Fulton. Do you have to join the country club to access the pool and tennis courts?
Sibley Forest in East Cobb.
Hampton Woods in East Cobb.
Old Paper Mill in East Cobb.

You have some very strong answers on here and I have to say that I can agree with Hank on his break down of the subdivisions your requested. I also agree that there are so many neighborhoods in that price point that would also suit your needs. I live right up the road from Northampton, it is an awesome subdivision with a walking path that leads to both Simpson Middle School and Lassiter High School. It also is right off Sandy Plains and there is a bridge that crosses over Sandy Plains leading to a sidewalk going straight to Mt. View Elementary. All GREAT schools and ALL in Award Winning School Districts. Homes that come up for sale in that neighborhood don't typically stay on the Market for long...unless they are very overpriced. A lot of times they are bought by people who already live in the subdivision that are looking to upgrade (going from a 4 BR w/ no basement to a 5 BR with a full finished basement). What I'm saying is, once people get in there, they don't want to leave.
Of course, like I said before, there are dozens of great communities in the areas your specified that would also meet a lot of those qualities.

I feel like based on what you are looking for I can offer a better alternative than any of these sub-divisions. I have a brand new home in downtown historic marietta, within the Cherokee Heights subdivison, which is within walking distance to the Marietta Square and Kennestone Hospital. It is a very family friendly comunity and has much more to offer than a typical subdivision. The following is all within a 1.5 mile radius, Historic Marietta Square, Kennesatone Hospital, I-75, Canton Road Connector, Marietta City Club(golf, pool, tennis etc, and just as affordable as HOA's), there is also Kennesaw Mountain National Park, and you be on Barret Parkway in under 7 minutes. I have a brand new home located her at 192 Chicopee Drive (it is listed on trulia), Marietta GA 30060. It has custom designer accents throuhought and I would be willing to finish the basement at no additional cost. I could be willing to negotiate with the right buyer.

Each of the communities that you mentioned has appealing features. I think it’s safe to say that you’ll get a bit more house in those Fulton communities with a harder tax bite as well. Your dollar is a smidge shorter in those Cobb areas with a bit fewer homes to choose from. Cobb will put you closer to 75, Fulton closer to 400. The schools are going to depend on what’s important to you, but several of the Cobb homes are located in noteworthy ES/MS/HS districts with proven track records. There aren’t many subpar schools in ECobb/Roswell/Alpharetta, but I have heard from clients about some of the HS being so large – but you’re a long way off. As for the communities:
Sibley Forest - older, nice community, good appeal - weaker MS/HS than other communities in ECobb
Hampton Woods - older, nice community, prices have pulled back - excellent ES/MS/HS
Old Paper Mill – older, good community and appeal – weaker MS/HS than other communities in ECobb
You might also look at Easthamption and Northampton in Cobb - both Wieland developments with plenty of community activity and good schools
Horseshoe Bend – one of the first “sprawling” communities here, good appeal – good HS, I believe there are membership levels here
River Glen – older, established community, good appeal – good schools
Needless to say, there are dozens of other communities that are worth a look. Your priority at this point should be preservation of value; you want to be in a micro market (maybe even to the ES level) that’s holding its own and will be solid in two to three years as we come out of this.

All of these are very nice subdivisions. My best tip for you is that if public schools are important, you'll likely want to stay in East Cobb as the schools are significantly better performing. Alpharetta in North Fulton also has very good schools; but the property taxes are way higher and the commute distance is usually worse depending on where you'll be working of course.
