Farragut Commons - is this price too high?

Thinking of purchasing largest condo with backyard in Farragut Commons as a private sale. Current owner paid210k in 2005. She's put in several upgrades since then (tile in kitchen, new lighting, new master bath, landscaping in yard, power flush toilets, etc.) and is asking 225k. This puts the condo sooo much higher than others in that development (although it is the largest and is one of only 4 i think that have an actual good size backyard). is this price crazy given the current market?

If you base it on $$ per square foot sounds like she is selling it for $94.86 sq ft based on what the previous listing brief states. It says the condo is 2372 sq ft. There have been 2 sales in FC this year. One in April for $179,000 / 1782 sq ft = $100.45 sq ft and one in May sold at $185,000 and shows as 1870 sq ft which is $98.93 per sq ft. Flooring in both show as carpet, vinyl. no tile or hardwood noted. Based on this method it does not sound out of line. There are also several for sale in FC all at similar $$$ per sq ft. If you like the place and it is worth $225,000 to you, go for it and enjoy it. If you are financing and it doesn't appraise be prepared to renegotiate. I hope this helps. I hate to give an opinion of value without seeing a property. If the seller would permit an inspection, I would be willing to come out and give a price analysis without charge or obligation.

I truly hate to speak to value without seeing the home, but I will give you an opinion based on what you have shared and what I see in that subdivision. That price seems quite high.

A home's market value is not determined by how much you have put into the property (what you paid + expenses + a little appreciation does not necessarily equal the market value). A much better way to estimate value is through evaluating comparable sales. You may need to adjust some for differences between properties, but you should be careful about this. Appraisers, and by extension, lenders operate with guidelines about these adjustments and they are usually modest. Even if a buyer agrees with a seller about a price, unless the deal is cash, the valuation has to make sense to the lender.

I've never seen the condo you're talking about, but from a perspective that's based purely on comparables in Farragut Commons....

The two that sold in 2009 sold for $179,000 and $185,000, and they were the 1780 SF & 1870 SF models...one of them even had granite countertops... how many square feet does the one you want have? If it's the one I'm thinking, it has 2,175 SF approx.

If you buy at that price, you will have the highest sales price in the last 2 years. If that doesn't bother you, and you love the condo, and will be there for the next 5 years, and it is exactly what you want, go for it. If you want to feel a little more financially secure, you might want to find another...

Lumanda, I woudn't say its crazy if you are the Seller. There are quite a few Condos in the Farragut Area that may interest you as well. If you make an offer I would consider some other properties in the area ,so you can make a more educated decision on what to offer. If the sellers are Very Motivated to sell, they may not make you aware of it. It is always a good Idea to Negotiate. At the current time and area it is a Buyers Market.
