Fannie Mae no longer has 5% value reductions in decling markets!! This is great news! Has anyone been limited
due to the reduction?

Not myself, but I havent been in this situation recently. I've realized though the so called "declining markets" have been changing frequently through banks and other evaluators? You?
At one point in time some of the prime places around where I lived which is an excellent area were considered declining markets by banks and evaluation companies! I was shocked....that is great news though...... an appraisal is an opinion at the end of the day.
