Family thinking about a move to Carlsbad area and are looking for a community-oriented neighborhood with

great elementary and middle schools... Currently in Kirkland, WA.
Will spend around $1M, but need proximity to parks, beach and areas best schools. Looking for house with a yard in a family-oriented community. Which particular areas in Carlsbad / Encinitas are worth checking out?

If you are seeking great schools and a community-oriented neighborhood, I would suggest staying in the Encinitas and San DIeguito school districts. La Costa Valley is an immediate choice because of its excellent neighborhood elementary school (El Camino Creek). beautiful pool, tennis courts, exercise facility, preschool and community complex. Additionally, the Mello Roos fees are very low compared to Encinitas Ranch and other surrounding communities.

For great schools and the type of atmosphere you are describing I would suggest the 92009 and 92011 zip codes in Carlsbad and 92024 in Encinitas. There are several planned communities which will offer you the amenities you are looking for...La Costa Valley, La Costa Oaks, Encinitas Ranch, La Costa Greens, and there are more. I am a Realtor in the area and would be happy to send you information about the areas and the pluses and minuses of the neighborhoods. It would be helful to know the ages of the children...All the schools in these areas are good but confusingly there are three school districts that service the area and the school districts do not correspond with the city name so it is important to focus on the school district or districts you would want and then narrow the search. For instance, parts of 92009 and all of 92024 are in the Encinitas School district and the san Dieguito High School District...very highly rated...other parts of 92009 are in the San Marcos Unified School District (improving schools and ratings over the last few years due to Mello-roos tax infusion from all the newer home developments), and yet some of 92009 and all of 92011 are in the Carlsbad School Unified School district...again a very good school district but if you have high schoolers ther eis only one campus...we will cover that if you have teenagers or pre-teens as the school is not conveniently located for the Southern parts of the school district. Whew! A lot of info...let me know if you would like some booklets sent about the schools...most of the information ie readily available on the internet now and that may be easier for you to access. I have a link on my web-site if you would like to search that way or you can just google the school districts. Encinitas/Carlsbad students in the Encinitas Elementary go to grade 5. Middle school and high school are the San Dieguito Unified High school district. Hope this helps!!

Hi Deb! You have already done some homework about these areas judging from your question. These two communities have the highest rated schools, are located near the best beaches and are family oriented with many parks and recreation facilities. They have all those features and homes in the price range you mentioned. Any neighborhood in those communities is worth considering.

Besides the communities already recommended by Tony, Margaret, and Catherine, you may also want to check out: La Costa Oaks, La Costa Green, La Costa Ridge communities (all in Carlsbad) and Encinitas Ranch (in Encinitas). You should be able to find these communities easy by just google say "La Costa XX" I believe the La Costa Oaks' schools are the same as the La Costa Valley schools (both are v good schools w/ high scores). If you like new homes, you may want La Costa Green and La Costa Ridge communities since they are still selling brand new homes from builders. You should be able to get v good incentives right now. (however, some of the homes in these 2 communities may be going to San Marcos schools district, so def confirm the schools before making your decision).

Hello Deb,

As stated earlier from Margaret the Aviara area has great schools and is in that price range. There are few areas in Encintas that are in that price range with great schools as well. The Olivenhain area is very pretty, some have great yards and you get encinitas and san dieguito union high schools. My children attend these schools and I have been very happy with the teachers and adminstration. Another area would be Pacific Ranch in encinitas, the yards are not huge, but you have a lot of community area.

You might want to check out the Aviara area with Aviara Elementary and Middle Schools. Pacific Rim Elementary is also very strong, and there are homes within a couple of hundred yards of the ocean near South Carlsbad State Beach. Kelly Elementary has had the best scores of all in Carlsbad, though it is just a tad further from the coast. If you are interested in Aviara, you can see the neighborhoods and other info at http:// www.AviaraHomes.com, and if you need school boundary maps, we have them at http:// www.EncinitasCarlsbad.com, which allow you to compare schools/scores while looking at homes. The La Costa area has great schools and is in the Encinitas Union School District, and that means that the Middle and High Schools are in the San Dieguito Union High School District which is very strong.

Hi Deb,

I guess for $1M, I would recommend the La Costa Valley neighborhood in southeast Carlsbad. Nice newer homes with community pool, parks, and high ranking public schools(Encinitas School District). A typical lot size may be about 6000sf, so not sure if that meets your needs. Other good choices would be Bressi Ranch, Aviara, Calavera Hills, and a bunch of smaller communities within Carlsbad. I live in Carlsbad and focus my business in this area, so I can give you specifics about different areas which will better suit you.
Encinitas is also a good choice. Typically, homes are more expensive there than Carlsbad, so for $1M, you can expect an older or smaller home.
