Elliott, Both Buyer and Seller in North Adams, MA

Family of 4 seeking small condo/apt. Legally, how many bedrms do we need for 2 parents, a 13yrold and 7yrold. 2? Sq ft rules? Thanks.

Just a small clarification: The landlord MAY ask the age of the residents IF:
1. It is a seniors only community condo, or
2. If the property is occupied by the landlord ( a 2-4 family multi) and the owner is elderly.

Are the children the same sex? If yes, then two bedrooms are sufficient. If not, then, because of their ages, three bedrooms are required. There are no square footage requirements of which I am aware. Also, because your children are over 6 years old, the landlord is NOT required to test for or remediate for lead paint. FYI: NO potential landlord may ask if you even HAVE children...they can only ask how many related or unrelated people will be living in the household. I hope you find a great place and are soon settled in your new home.

2 bedrooms would be sufficient for 4 people 2 parents and two children. Check all condo docs if you decide to go for a condo as there can be age requirements.

Somebody local will almost certainly provide that information, but condos may have more restrictive requirements.
