This is the only gated, golf course and deep water channel lined area with clubhouse in Stockton and it is in a desirable area, March Lane and I-5 location. You will not find a similar location with these ammenities else where in Stockton. Sure there is the Elk Horn area, non-gated and no deep water or easy city access location near area restaurants etc. Stockton Golf and CC also is a nice area but vastly different.
Like your verse says: Now faith is the substance of things hoped for, the evidence of things not seen. Perhaps this location also is a substance that currently you're not seeing. I love that verse! Rest assured that the home prices there are where they are for a reason, seen or not seen, and they are much more reasonable now as opposed to previous years. The quality of the homes can be unmatched in other areas of Stockton. You have good taste and there are nice homes there for you to choose from.

I agree with you that some areas seem to be overpriced, but compared to what? Not all areas of Stockton will fall into the category of worst place to live. The prices will hold up in any area where there's a supply & demand issue. Right now there's still a demand for someplace special in Stockton.
I'm surprised as anyone as to the per sq foot price of some SOLD homes, but people will always pay more to get more...even if it's just more of a feeling.
I might be preaching to the choir here and not telling you anything you don't already know, but gated Brookside will always command a higher premium.
