Exodus from Wood Duck Court in Freehold?

I was potentially interested in a property I saw on Wood Duck Court in Freehold -- until I noticed two nearby units for sale and another four around the block on Picket Place. Anyone know why folks are pulling up stakes there?

Also, there is a $50k difference between two neighboring townhomes of seemingly the same size. Granted the more expensive one is an end unit, but that seems quite a gap... What am I missing?

Another option you may want to look at are the single family homes in Moors Landing. You get the amenities of the community , and a single family home with a bit more space than the townhomes. This community is in Howell with a Freehold zip and is a great option.

Sorry, I should have been clearer. With a hoped-for March 1 closing date, we weren't going to begin seriously looking at properties much less make any offers until December/January. At this stage, I'm just watching and getting to get a sense of the market, neighborhoods and the range/costs of homes out there that match our wish list.

Not knowling the details of your situation, a March 1 closing date at this time is not unrealistic although out of the ordinary. In today's market a seller MAY be willing to entertain such a closing date providing that your terms are solid.

All three of these communities offer three bedroom units. The Wyndham community does not offer garages, if that is one of your needs. They are all close to public transportation, and to the downtown Freehold area. Many thanks to both of you. I'm obviously new to this whole homebuying thing, and am reassured by your professional opinions that there's nothing unusual in the number of units on the market just now. Thanks also for explaining the $50k gap issue.

We are looking to buy a three bedroom townhome in the Freehold area (can't close until Mar. 1 sadly), which is why these caught my eye.

In my view, there doesn't appear to be an exodus from Country Village (the complex to which you refer). In the past year, there have only been five units sold (I've seen 25 per year in other complexes). For example, Wyndham Place saw 16 open market solds since 10/09 (and I know of many other off market sales).

Most often, consumers will purchase condos/townhomes as starter homes, which is why we often see a frequent turnaround . . . they become financially able to upgrade or begin to start a family.

With regard to the 50K difference on the two currently available Wood Duck units, one is a middle unit and the other an end unit. End units tend to sell for a higher price . . . also the end unit has a finished basement while the middle unit does appear to have a basement at all. In addition, the end unit indicates that it "backs up to woods" which is also a more desirable element in purchasing townhomes as one is not having to face a neighbor backyard with say kids toys and a plethora of unsitely patio furniture or the patio being used as a storage area.

There are currently 4 active lisings in this development, which isn't unusual for its size. The 50K price you are seeing, is based not only on the fact that this end unit is a three bedroom, but it also has a finished basement. This is a very nice development which is located in the town of Howell, with a Freehold mailing address.
