your upfront equity fee, paid in cash when you take title to the house, is $50,000. Your annual membership dues will be around $15,000.

If you are looking for a country club lifestyle, you will enjoy Ibis. It is beautifully maintained and there's plenty of activity at the clubhouse.

However, if you don't want a country club lifestyle, but you want to be near golf courses, then there are several appealing neighborhoods that will work for you. However, it is likely that the cost of a home in these neighborhoods will be higher than the cost of homes in Ibis.

The reason for the lower cost of homes in country clubs is that most buyers today don't want to pay the extra fees that go with country club living. The result is that it is harder and harder to sell those homes.

While you may pay more for a home outside a country club, the home in a standard neighborhood will maintain its value. The homes in country clubs are dropping in value.

If you would like to email or call me and tell me what kind of home you're looking for, where you want to live, and a comfortable price range, I will be able to send you a list of currently available homes that you may like.

If you wish to purchase in Ibis, you will have to pay the equity fee, in cash, when you purchase a home there. You will also have to pay an annual country club fee to live in that community.
