Everyone keeps saying the inventory in lower Westchester is going to pick up during the spring, but I haven't

seen that many new houses get listed. Any insights?

The inventory certainly is picking up in Westchester, it's not that many new houses though. There are plenty of older homes coming on the market as well as "short sales"
Still, there are a few new ones being built, our office has (5) being built on the Larchmon/New Rochelle border.

Hope, this market is looking more and more like the market we had in the late 1980's early 1990's. It is my experience that the only homes that are coming on the market are those where the owner has to move for some reason; the house is just too small for the family, there is a job transfer, the house is too large for the empty nester or the home owner wants a lifestyle change from a single family home to a condo or co-op. In many instances, the prices are higher than the market is willing to bear. If there is a particular area you are looking in, I suggest you find a REALTOR that will service that market area and will work with you and provide you with all the listings as they become available.

Hi, The inventory has picked up from the colder months, but it's not off the charts like usual spring markets. One factor to consider is there is alot of uncertainty out there and the media sensationalism hasen't helped. I was kind of hoping for a better spring market also, alot of sellers may be waiting until the market turns around which analysts predict will be 2009. I think it's more likely to begin the second half of 2008. FIRST ANSWER
Hope, I've been watching and while it hasn't been a deluge, during the week about 3 or 4 new listings hit a day (in the areas we're looking) and very few are disappearing. I was commenting about this to my wife on saturday, then went and looked at my saved searches and all of them had about 60 more properties than they did in Jan/Feb, up from ~100 to 150-160. So while there wasn't a specific point I could remember seeing a ton more inventory, it crept up on me and there is now a lot more out there. The prices are still pretty high for all of it also.
