Dublin Ranch Area - Toll Brothers Incentives.

I have just started looking in the Dublin Ranch area. I visited the Terraces and will visit Serranto. My question is about the purchase now incentives being offered by Toll Brothers at the Terraces. Is this something TB offers pretty much all the time under various names? Or is this the first time they have offered a timed incentive. Also any tips on where else to consider would be appreciated. Thanks in advance.

Hmmm . . . no contingency clause = worrisome. $15K deposit . . . might be high, I guess it would depend on price. I think I read somewhere that 2% is considered typical. Which community are you looking at? I visited Serranto briefly this past weekend for the first time so I am not real familiar with it yet. Thanks for the post/reply.

I just learned that Toll does not allow contingency clause in the sales agreement. Even for the the inspection, and mortgate denial case. Sales contract is all in favor of the seller, i. e., Toll, but not of the buyer. I backed off from signing the contract after finding out they don't allow contingency clauses. Although risk of losing my $15k deposit is low, since chance of getting mortage denial is very low, I'm not sure if I want to do business with this company. Is it a common practice that new constructions do not allow contingency?
Please advise. Except for this, I liked everything else. thanks in advance.

The realtor below is not experienced with crooked a developer like Toll. If u had to use a realtor I would reccomend Tyler Moxley since he is well familar with bait and switching. If u also want a fat rebate on top of the agent kickback I suggest u find a Toll home owner and make a deal with them to bring u to the sales office upon your first visit. Toll offers a 5k tax free incentive to the current homeowner.

Most builders will offer specials from time to time depending on supply and demand. If they are close to releasing the next phase but still have a few homes left from the last one or some buyer backed out, they will have these offers.

Information on the loan incentive => see web ref.

A $25K off incentive (just so happens the $25K corresponds to 6% of the list price I was inquiring about - not sure if this has anything to do with the max. seller closing cost pick up 6% rule).

One more incentive that involves an upgrades discount in combination with something else (my notes say "c.c" - so not sure if this means closing cost - if so then the $25K is just a straight off the top discount). This last combination discount adds up to $10K - and this can be done all one way or the other - I think - I am a bit fuzzy on this last incentive.

Primarily I was wondering if these one week, soon to end, special offers are actually offered from time to time, and not just once (reminds me of the old used car sales pitch . . . "offer only good today only".)

I am a serious buyer, albeit new. I don't want to rush into anything - need more time to educate myself.

Oh - I do have a real estate agent - but not sure I will stick with this person. We looked at some listings for the first time this past Sunday.

Meena - I do agree - I think the quality looks good.

Firenze - thx for the link. I had previously read various postings here and reference to that particular situation as well.

Hi Cmore,

Dublin Ranch is beautiful and Toll Bros is a very good builder. Most of what they consider "standard" as far as options go are considered "upgrades" with other builders. So even though the prices may seem high for a Toll Bros home, when adding all the options with another builder,you may be paying just as much and not getting the same quality.

Have you considered Schaefer Ranch by Discovery homes? This development is between Dublin and Castro Valley. Those homes are also good and there are some homes with great views.

Are you working with an agent? You should definitely get an agent who can represent you. Your agent can negotiate with the builder on the price, terms and options. The agent can run the comparable sales to make sure that the price you have negotiated is not more than market value.

Your agent needs to be with you to register you with the sales office. So please make sure you do not register unless your agent is with you. If you have already registered, it is still O.K. many builders are still allowing agents to come in after the fact. Keep in mind that the agent is paid by the builder so it does not cost you anything.

I have registered several clients with both Dublin Ranch and Schaefer Ranch as well as many other new homes in the East Bay. In some areas I have been able to get $60-$80K under asking price for my clients.

These incentives are typically the standard but just under different names. If you can share what they are telling buyers like you specifically, people here can better evaluate the incentives for you. Good luck.
