Downpayment for co-ops in Queens

Hi, I'm planning on purchasing a co-op or condo in Howard Beach or Woodheaven are. I am a little confused as far as downpayment requirements go for co-ops, does it have to be 20% or we can do the 10%? Does it depend on the co-op board requirements or the lender's?

When my parent's purchased co-op in Brooklyn, they had to put only 10% down...but it seems everywhere I look in Howard Beach it is 20%...

I have a one bedroom Condo for $189K common charges are only $249.00 a month (includes: heat, hot water, cooking gas). You pay your own electric. The apartment has been updated with a renovated kitchen and bath. Also, there is a terrace as well. Its a garden building - total of 6 apartments in building. We are looking for 1br 1ba co-op or condo...Prefferably condo...with a budget for purchase of around 190K and about 20K for downpayment. We also really don't want the monthly payments to go over 1300 max 1400 including maintenance and insurance. Do you think it's posible to find something within these numbers?

We are also planning on getting pre-qualified for mortgage before we start looking at the apartments for a quicker process down the road.

Typically they are not as flexible but in fairness to the buyer if we package you up correclty and present a very qualified buyer that would get approved by a bank in this market an owner might be more open to negotiate. However, everything is still dependent on the owner decision. In regards to condos its whatever the bank is willing to finance you . What exactly are you looking to purchase?

Thank you so much for the clarification. As I understand because there is no board approval, the sponsor apartments are generally more expensive and not as flexible in negotiations, is that right?

Andrea, how about condominimum apartments in Howard Beach? I believe they do not have minimum downpayment requirement as well, am I correct?

Hello: In Howard Beach COOPs down payments range from 20% to 33.3% depends on the building. There are a handful of sponsor units in Howard Beach; that I handle. Sponsor apartments do not have any board approval and typically do not have down payment requirements. However, in the market most banks would like to see about 20% down from the buyer.

FIRST ANSWER

The downpayment on a particular coop is determined by the coop board's rules. Many coops do ask for 20% down and many others only require 10%. You have to go on a case by case basis. Condos are different since there usually is no "board." Usually only a management company or homeowners association. In those cases, it will depend on what your bank or lending institution requires for a particular loan product.
