Down payment/closing cost assistance in Fort Myers?

Does anyone know of any down payment assistance or closing cost assistance programs available in Fort Myers for Median income household?

There is a program I just closed with, that provided 10,000 towards down payment and closing costs. Please contact me if interested. I use this program regularly I could show you the HUD statement for my home that I bought using this program. On a 225,000 home I paid 6,600 out of pocket. That is less than the 3.5 required by FHA.

Requirements
2 years with the same line of work
3 years of tax returns w-2s etc.
Last 2 paychecks
Must not make more than 70,000 a year and must not make less than 24,000
Need to contribute at least 1% of purchase price of your own money (Not a gift)

There are a variety of programs, it all is down to what works best for you and your purchase power. I have seen quite a few gift down payments and selling paying closing costs on FHA's.

We are offering credit towards closing costs when you purchase at The Reserve at Estero by Toll Brothers. We are priced from $260's-$400's for a new home.

There are down payment assistance programs, bond programs, FHA loans with renovation funds, and ways to receive gift funds to cover closing costs, or asking the seller for a credit towards your closing costs and pre-paid items. There are many financing options. If you qualify for VA loans they have amazing home buying options. I also work with HUD homes and they offer great financing options as well. Let me know if you need any other help. have a great day. 239.246.0277

As of April 20th, the NSP of Lee County is not accepting new NSP applications from potential home buyers. The program now has enough approved buyers to purchase the NSP homes anticipated to be available in the near future. Program coordinators will make an announcement if this situation changes and more homes become available.

Lee county has the NSP program (neighborhood stabilization) that has downpayment assistance although you can only purchase the properties they are selling. Cape has another program that does have funds right now too.

Closing cost assistance is something that would be negotiated at the time of writing an offer for FHA/VA/USDA financing. FHA may be a good program for you - it only requires 3.5% down & those funds can be gifted from a friend or family member.
