The first step to purchasing a home here in Las Vegas is get your financing lined up. You need to speak to a loan officer about your specific scenario.

-If this is going to be a cash deal: we will need proof of funds to submit with the offer if we find a home you like. We will want this in hand when looking at homes. If we do not have this and we find a home you like we will not be able to submit an offer until we have the proof of funds in which time we may lose the deal and be back to square one.

-If this deal will require financing: we will need to get a preapproval letter before looking at properties. This way if we find a deal we can write up an offer and submit it right away. If we don't have you preapproved and we have to wait a day or 2 to get you preapproved we may lose the deal and be back to square one. Feel free to use your own lender or we can provide you with the contact information for lenders we work with all the time. We recommend you shop around and see who you feel the most comfortable with and who can offer you the best deal on your loan. Once you pick the loan officer you would like to use have them provide you with a preapproval letter.

Your first step is to be prequalified for a loan and have at leats 20% down before even thinking of finding a 3 bed house at $110,000. They are sold days after being listed, so what is available today is NOT what you will find in a month How much cash do you have in the bank today. If you are serious, get in touch with a lender NOW.

At present,at that price range only way you can buy a home is CASH and even then, you may be outbid by other buyers with cash. CASH rules in Las Vegas right now.

It doesn't buy very much nowadays. You need to be around $165 to even get a home in Las Vegas. Few homes and lots of competition to get them. BTW-when you find one you like you will have to come in over list to get it from the others who are also coming in over list.

I can set up a searchh for you. I know you can search in many places today but the information is not alway current. Just be aware there are many cash buyers and the sellers like that because they don't have to deal with appraisal issues and the sale is quick. If you would like me to set up a search page let me know.
Thank You

Hi Jignesh
There are three bedrooms homes for sale available. You do have to be quick and aggressive on making an offer.
There are many Hedge funds purchasing single family homes. I am estimating at least $ 3 Billion over the Las Vegas valley.
I will be happy to set a personal home search for you directly into your email.
Also..you can visit http://www.cvegashomes.com to search for all the UPDATED homes for sale.

As of yesterday there there were 199 3bd 2bath sfr in the valley available for sale. If you narrow it down by excluding homes older than 1990 there were 42.

If you would like to discuss buying a property further please don't hesitate to contact me directly.

Hi Jignesh! Yes, you can definitely purchase a home in Las Vegas for $100-110,000. You just have to make sure that your financing is in place and that you have a pre-qual letter and that you have the money for closing costs, downpayment and earnest money.

I am from Dallas and was a realtor there for over 25 years then we moved here to Vegas because my husband retired and my 90 year old mom lives here and I got right back into real estate. So now, I have been a realtor for over 30 years! I can't believe how the time flies.

If I can assist you in any way, please feel free to email me at BZisk@aol.com. Good luck!
