Does style of house change the price per sq ft?

Does the style of the house (cape, colonial, split level, ranch, etc) change the price of the house all else being the same? If so how much of a differential is there between the various styles?

Keep in mind that regardless of style, which is really a matter of personal preferences, much will depend on exact location, condition, schools, size, condition, upgrades, etc.

There are many factors that affect the price of a house for sale, such as the school district, whether the house has been recently upgraded or if it is a distress sale (short sale, estate sale or foreclosure). Demand changes so sometimes high ranches are worth more and at other times split levels may be higher. The most important criteria is recent sales in the neighborhood. That is, what buyers have paid for similar homes in the last 3-6 months. This is what bank appraisers look at.

Yes it does change the price and saleability. There is no one formula to figure it out. It can also depend on local conditions; ie a glut of splits and one ranch, or vice versa. If you are thinking of selling have a few local real estate agents come in and view your home, they should be able to give you an estimate of local value as well as the local desireability of each type home.

Yes it does. It all depends. Location and size of lot will need to be factored in as well.

Assuming the location and size of lot are identical and all other factors except for the style of house and we are talking about the south freeport area, how much of a difference does it make?
