It is not 'pet friendly' for tenants and, if you don't like a lot of activity or parties, it may not be best for you. Also, watch out for units right above the Irish Pub since they have been found to be very noisy. Other than that, not many negatives.

Neo Vertika seems to be a nice building. Overall, I have not heard about any major problems with the build. From what I have seen, it is a good looking modern building with lots of glass. The views from the units are generally nice. Many of them will have water or City views. If I had to be critical, the one thing I would have to say is; it is not necessarily located where the action is.
According to my numbers, you should be paying around $257 per sq ft making the unit question worth about $204K. My records show that unit #1509 sold/closed this month for $220. This unit is also 795 sq ft.
Keep in mind that unit which unit price will vary depending on location and condition. A unit which has been upgraded or is on a higher floor with a view of the water will probably cost more.
As for your protection, in Florida a purchase contract is contingent on an appraisal for the amount of the sale price or higher. If the unit doesnâ€™t appraise, you are may negotiate the price (Seller must agree on the new price) or you may cancel the contract and get your deposit back.
Currently there are only 7 (1B/1B) units for sale in the building and are priced between $178K and $225K. This is a good sign considering that a year ago buildings in the area were terribly undersold.

I have sold several condos in Neo Vertika and I often frequent the building as I have many friends that live there.
Are you looking at the building as an investment or as your primary residence?
As an investment it rents very easily but to be fair everything in downtown and Brickell is renting easily. The building does see a lot of activity, meaning people are constantly coming and going. The building often has gatherings and special events for it's residents which I feel is a nice touch. If you are looking for a quiet place to live there may be better options for you.

We have multiple properties we rent and manage on behalf of our investors in the Neo Vertika. Overall it is a good building with no real issues. Almost 95% occupied they are operating in the positive from a budgetary perspective.

I am not familiar with the building , however, I will be showing some units there tomorrow and Saturday to some out of state buyers. Once I have seen the building and it's amenities, then I will have a better sense of this building. As far as the prices, a simple search of both public records or the Multiple Listing Service, I would be able to determine what the going prices have been there.
