I don't live in Encore but I am a realtor for Levinson Asso of Monroe. you may want to consider in the smaller communities like Encore, maintenance rise's at a faster rate then in the larger communities like Greenbriarm concordia

I live in Encore and have since its inception.It is a lovely community,keep in mind it is totally fee simple.You need to take care of everything where other adult communities,Concordia,Clearbrook,provide additional services.We have had three lifestyle director that have all been fired due to not providing adequate activities. The only activities that are available are thru committees,clubs.The clubhouse is gorgeous and has an indoor pool that is open all year round.Our maintenance fee has been increased annually and is costly.Water is paid thru maintenance and not in a separate bill.

Although I do not live in Encore I have shown many properties there, although each of my clients ended up purchasing in Stonebridge. The packages there could not be beat, everything is included.. granite, hardwood, ge profile appliances ( or similar) 42" cabinets.. everything is upgraded to the best .. I think the only option was to put hardwood in the dining room. that is it.

The clubhouse is amazing 40,000 sq ft? Yeah I think so, ... Stonebridge blew the other developments away to my clients.. I closed 3 units in the fall.
