To answer your question empirically there just isn't any market for homes priced at this level. There was a tremendous home on Barton Pond with 18,300 square feet of living space that sold a month ago for $3,000,000. Trouble is the home was listed for twice that amount and it was on the market almost ten months. Next in order of sold price was a home that was listed at 3.5 million and sold for 2.6 million after 213 day on market. This sale was completed in october of 2008. After that you have to go all the way back to 2006 to find anything selling above 2.0 million. The truth of the matter is that most people who have this kind of money to spend don't want someone elses home, why would you. They get an architect and design their own. Unless you are sure you are going to stay forever, drop down into a proice range where they will likely be a market for resale when you are ready to move on. I suggest $800,000 to 1.2 million. Overpriced maybe, but it used to be offered for one million more.
Price and time are the major components of real estate. I do not mean to pick on it because it has a lot of potential. This is a very unique property, the front entry seems tight & flimsy, the kitchen is dated with Detroit Lion Blue counters makes it even weirder, the gaurd apartment (or nanny space) is very nice with good upgrades even granite counters in the kitchen (it is above what was the garage now a staging room for parties). The master bedroom used cork flooring (?) and had a small suana in the bath area (nice but small). The bedrooms are seperated so it does not fit ever family make-up, also the fact that the house has a one car small garage just throws your head for a loop. The Yoga house is very nice the gaurd house is basic and the pool patio needs some love. I showed it last year and my client said she felt bad vibes from it. It was built by a high level Ford Attorney and then last lived in by William Clay.

This property has been on the market a while and one of the main reasons is that it is in a difficult price range. If you think of the market as a whole pie, and divide it up into slices according to price ranges, the price range of $2,495,000 just isn't a very large slice. This lovely home comes with 17 acres of undisturbed woods, wildlife and a large slide of Huron River frontage. It is architecturally designed and has many amenities including pool, tennis court, and nanny or mother-in-law quarters.
