Your Realtor is the best person to ask. Sometimes a property is listed below retail price, sometimes it is listed above retail price. Have your agent prepair a CMA. That should give you a good idea what the house in question is worth.

Your real estate agent is your best resource...they know the market intimately. From the outside looking in, 10-15% is a huge amount to offer below listing price
