Josh, this is not something that you should necessarily talk about publicly. To the original poster, if you plan to get a mortgage on the home, and it is set up as a two-family while there is only a CO for a 1 family, you could have an issue, especially if you plan on an FHA loan.

I do a lot of work in Bedford Stuyvesant and am VERY familiar with the Malcolm X / Madison area. There are a few listings there currently. The single families depending on condition start in the middle $300's and can go as high as $425k. Again it really depends on condition. I recently closed on Jefferson not far from Malcolm X as a Buyer's Broker, and my client got a 3 level single family for $389000 that had 2 units. (the second unit wasnt on the Cert of Occupancy so they got a two family......for a single family price!)
