Megan is correct. There MAY be a restriction on these types of things per HOA or, more like, a deed restriction (although the restrictions more often relate to different types of things such as above ground pools, fences, vegetable gardens limited to the backyard only, etc. as opposed to swing sets and trampolines). Pulte should be able to give you direction on this.

I hope that, if you haven't yet hired a Realtor/buyer's agent to walk with you through this process, you do so right away. (By the way, buyers do NOT have to pay for their Realtor's commissions....the Seller/Builder does) Many people mistakenly believe that they don't need a Realtor with new home construction, however, when you're about to purchase the most expensive investment in your life, you truly need representation in all cases. (In particular, with new home construction, the representative who helps you in the model home represents the BUILDER, not you! And the contract/agreement of sale often contains clauses which tend to protect the builder's interests, not the buyer's interests.)

I would encourage you to interview 2-3 Realtors and "grill 'em" with difficult questions, like: why should I hire you, instead of another Realtor? how do you differ from other Realtors? what is your experience in real estate as well as with contracts specifically? (before entering the real estate industry, I practiced law for nearly 10 years......as a result, I am intimately familiar with contractual language....moreso than most other Realtors).

Bottom line: choose someone who you like and trust...and someone with the right kind of experience to truly look out for YOUR interests.

I would email Pulte homes from their website about the neighborhood and ask them to provide you an answer. It is likely that if the neighborhood is still selling that an official HOA has not been formed yet, so they may not be able to answer.
