There is a program through the Knoxville Rural Housing Program. They have direct lending and may subsidize a portion of payments if your husband should qualify. I will be happy to assist you with this. Let me know if I can be of any assistance. Thank you.

You don't really need a grant if your husband is eligible for a VA loan.

The Veteran's Administration (VA) will allow a seller to pay 100% of your closing costs and there is no down payment requirement for veterans.

Additionally, depending on your husband's degree of disability, VA may waive the funding fee they charge or at worst you can finance it into your loan.

The last two VA loans I represented the buyer in both walked away from closing with a small check back when the title company prorated the property taxes.

You can buy a house for nothing down, no cash out of pocket, and probably get a big enough overage refund to let you two go out to a nice dinner to celebrate buying your new house.

Yes, there is a downpayment assistance grant program available from either the city of Knoxville or the Knox County community development departments. It depends on where the home you want to buy is located. There are several requirements. You will have to complete 8 hours of homeowner education. It will cost you about $25 but is very good. You will have to complete an application. You will have to submit your pre-approval letter, application and other financial information to the department and they will give you a pre-approval of how much of a grant you will get. That can take up to two weeks. It is my opinion that the City's department of community development is more helpful than the county's.

If you send me an email offline, I will forward you the information. There are some excellent programs out there to assist first time home buyers. I know because I am in the process of purchasing my own first home and am literally "in your shoes." Also, like Andrew said, many sellers will pay a portion or all of your closing costs if you for it in the offer you make. There are several programs that offer 100% financing--I'm not sure what kind of deal VA is giving right now...it may be a great deal, or it another first time home buyer program may be better.

It is good to Hear you are interested in purchasing a Home soon. Are you Interested in Grants to help you with a down payment or closing costs, to help you purchase your home? If so there are several Loan Programs that can coordinate with VA to help finance a home. Also, in Todays Market some sellers will pay all or perhaps a portion of closing costs. Some Loan programs will give you a credit for the $8000 Tax credit toward the purchase of your home when you close.
