I am an certified residential appraiser and a realtor. The biggest issue is the building's absorbtion rate. As of today, it would take over 2 years to sell all of the listed units in the building. When you have that situation, there is very little doubt the building will continue to decline in prices. This is very common with the condo market in Atlanta though.

With this building, it's all about your time frame. If you are looking at staying there for less than 3 years, I would tell you to look at different buildings. If you are going to keep the property for longer than 3 years, I think the initial loss that you would see on paper over the 1st few years, will be made back up. It really is a great building/location, it's just a supply issue.

This is one of the best locations in Atlanta for live & Play!! Is it a good resale building- they have sold a few much is something in our incredible market ! Listings there are quite a few for sale & the prices are all over the board- would be a great investment property due to the location.

Yes it is a good resale building. I have show in there a number of times and have always been impressed by it. The location is great for the interstate and for the amenities around it. My understanding there is a number of CNN personnel who live there. Of course one would always want to get a good price in this market in any building but I think that this building is one of the more solid ones in the downtown Atlanta market.
