isnt it interesting that the only people answering this q are owners or agents? There is a HUGE controversy right now between the large land owners and individual home owners. the llo's are making lots of $$$ off the backs of individual owners. taxes are high. the district will probably have lots of expensive litigation for years to come. I would steer clear. you can check out stories in highlandstoday.com and newssun.com

Hope you have found what you are looking for by now. There are HUNDREDS of lots available in SNL. Most are very nice. If you havent closed yet, Check these factors:
1. Bonds and assessments. They might be disclosed at closing but you may not understant the effect.
2. As someone else stated, make sure you have a paved road, electricity water and sewer to the property.
3. Make sure the lot grade is higher than the road.
4) Check out the neighbors-some not so great. Remember, Location, location, location.
5) You can chose your closing agent. Chose one familiar with this particular subdivision.

Sun N Lake is a wonderful community and there are several lots available. However, the price would be subject to location i.e. are they overlooking the golf course, or a standard lot, additionally, is it on a paved, or unpaved road. The size of the lot would also factor into the price, and I would recommend the following, get a feasibility study completed on the property,(this lets you know if it is a buildable property with know muck etc on it), check to make sure utilities are in place, and that there are not any bonds on the property. This can be vary, but I have seen bonds as high as 18,000. You will want to make sure at closing that you have free and clear title. Hope this helps you in your decision making process.
The lots in S-N-L have not been moving very rapidly although there are several For Sale. Earlier this year I had a lot that was 81x125 listed for $13,495. This lot was vacant with only utilities available. This lot is located on a paved road 'Gerona Avenue' and the community bonds/assessments were paid up-to-date at the time the listing was taken. There are many buildable lots available. The price depends on size and location. Some lots have paved road access, some have no access at all. Also, beware of Sun'n'Lake's bonds and assessment fees. The current owner might not have paid them. Check with a trusted Realtor in the area to make sure you're not making offers on lots that are loaded with these fees.
I am a Private investor and own several lots in Sun N Lakes...Like everyone mention most lots are buildable BUT There are some that you have no access to....and most of them could be filtered out by checking thru google map and BY mostly their assessed value by county is VERY LOW.

I live in the Sun N Lake Community and know some info you are asking about. There are some lots that you would not be able to build on due to the fact that they have no roads to them. But there are plenty of lots you could build on ranging from $12,000. to $100,000. There are 2 golf courses in the Community and it dose have a home owners association.
