"getting around" guidelines is a challenge for several reasons. Your best bet is your local bank where your funds are held if they do portfolio loans (loans using their own money and are not sold). Most often local banks who lend their own money will only do so to current clients that they know and trust - and that the property meets their in-house guidelines as well.

In what regard are you defining AGGRESSIVE.
Most borrowers run from aggressive lenders.

'Get around Fannie/Freddie guideline.
Any portfolio lender can meet that criteria.

If you are serious about making a purchase, pick up the phone and call a Frisco REALTOR and ask them to refer you to a portfolio lender.

OR

You can call me and I can refer you to a Texas based lender.

My go-to guy is Bill Adock at Franklin American. I call him the miracle maker. He's a no nonsense, tell you straight from the heart kinda guy. No dancing around with him. When he says he's going to get something done, he does. If he can't do it, he'll tell you. Give him a call and tell him I sent you.

A non-conforming property is a huge risk. Why doesn't it conform?

Is there a "specific" guideline you are trying to get around...
(*I would have to know more information to properly answer the question).
