One more thing I want to mention regarding the TRR development- When you look at properties through the sales/office or online (thru the MLS) you will be in a dual agency situation- which is a disadvantage to a buyer. Not to mention Buyer's agency is free!! I strongly disagree with Brad's comments about the quality of any of the building in TRR. Talking Rock is a VERY high quality development and only a select number of builders were even allowed to build in this area. The downturn in the Construction Trades, in conjunction with many Builder's notes and lines of credit being called has resulted in the inventory of spec homes in distress. This is a wonderful area of Williamson Valley which I have personally lived in for over 14 years and can say with confidence that any purchase in Williamson Valley is a great investment for the future and quality of life. The developer has done there job and sold many lots. Some of the lots are now bank owned and a great deal ( less than original developer pricing, thus forcing the prices downward. Do your homework. The HOA seems to be well intact as the developer has made money on the first few phases. The homes that are speculation homes that you see that are bank owned, most are not great builds. The reason they are bank owned is that the builder(s) looked for easy money instead of building with quality finish materials or better floor plans. Now is a great time to buy the right home or lot. Give this development a few years and it is unique enough and nice enough to haver lasting value. Here are the homes that are for sale in Talking Rock.
