When you make an offer the seller is required to give you the HOA docs including all the financials and a 30 year reserve study, rules and regulations, minutes, bylaws, etc. These documents could be 200 pages. No kidding. A listing agent may give it to you witht the disclosure package prior your offer. If not don't worry about it because after accepting your offer they will give it to you for your approval. You will have a specific time frame stated in your contngency period to review and approve.
