Does anyone have a view on the Grandview (5900 Collins) Building in Miami Beach. There are a few units for

sale there and the prices seem low for the location. Is there a reason for this beside the soft market?

It's a fine building in a fine location. Prices are not what they were 23 years ago! The prices are what a R/W/A buyer is willing to pay and the closed sales reflect that.

Hi Colin,
We actually just sold 3 bedroom in this building for $650,000...what a views !!!
This building is across from the ocean , but two of the bedrooms have forever ocean
views btw Bath Club and Mei.
The third bedroom then has this amazing view of the golf course and a bay.
Overall, great building, great service, perfect location.

Colin,

As far as I can see everything seems normal, good actually. The building has about 122 units and is a newer building in the area. There are only about 10% of the units up for sale, which is average in a normal market. So far, this year, there have been 3 closed sales, but considering that there are not many units up for sale this is pretty good. The prices for Grandview are right on par with the area... a 2bed / 2bath condo will run you about $400,000 - $450,000.

Having said that, everything actually seems pretty good.
