Does anyone care to give their opinion of the Siena subdivision? It's in Southlake, but Keller School District.

It's a strong neighborhood with 97% owner occupancy. Median home value is $229,200 and average house hold income is $78,029. 85% of the residents are married and 26% are college graduates. There are currently 3 homes listed for sale in the Siena subdivision. Let me know if you want to see any of them. I am a Buyers' agent and my office is in Southlake. Our in house lender will waive the 1% origination fee on any loan where I am an agent.

As a general rule of thumb I would have to agree with Gerald as far as the Carroll ISD. Keller is a great District, but Carroll is probably much more desirable especially if you are going to be in the city of Southlake. If you have not chose a Realtor I am happy to assist and offer a great rebate of 20% of my commission after closing.

Thanks for your time

Rpooh,

As a Southlake resident and an exclusive buyer's agent, I can share with you what my clients have told me when I have shown and discussed the subdivision with them. (The main builder in Siena was Ashton Woods, whom is generally rated as a builder in the middle of the pack in the Dallas-Fort Worth J. D. Powers customer satisfaction ratings). Although the Keller ISD is rated very well using TAKS scores with all but 3 schools rated Exemplary or Recognized, my clients felt if they were going to be in the 76092 zip code, they wanted their children to be in the Carroll ISD. However, it is obvious that not all buyers feel the same way, as homes do sell in Siena (there have not been any closed listings in the MLS system in Siena in 2009).

I'd be happy to answer any other questions you might have about Southlake or Keller. Feel free to contact me at 972-402-4124.
