You do not have to work so hard pulling together comps - this is a great questions to present to any agent you are considering - do you know the comps, can/will you share them, are you comfortable with the analytics - and watch for the proof of their know how. A good agent will add great value - no need to work so hard Kenny.
Focus on budget, get preapproved, and then enjoy the search. Let your agent do the heavy lifting with comps, pricing analysis, market analysis etc.
