Does an unfinished basement count in the square footage of the house.?

Hello!

And yes Todd is correct! Here in Utah unlike most of the country the total sq. ft. is counted in the total sq. ft. of the home when listed on the MLS. The Wasatch Front MLS it shows sq. ft. per floor, total sq. ft. and then the percentage of finished sq. ft. for a basement. On an appraisal they base the appraisal on above grade sq. ft. just as the rest of the country does. I think the reason that most other places do not is because they don't finish the basements like we do here in Utah. I hope that this helps to answer your question.

Searches in the Utah area due to the way our MLS system works do include the unfinished basement in the square footage of the home. There is also an entry that shows how much of the basement is finished. Similarly, searches on the Park City MLS show a total square foot measurement and a finished square foot measurement. You will also find a standard disclaimer that the square footage measurement of the home is provided as a courtesy and is not guaranteed. So the answer to your question is "some-what"; buyers may or may not consider an unfinished basement as a plus, but it does have a value that should be considered when selling or purchasing a home.
